Programs for owners and investors

Owner-occupied: your business operates in the building. Lenders look at the business and the property, and there are programs that don't require tax returns.

Investment property: you lease it to tenants. Lenders qualify the deal on the property's rental income, with no personal income check.

FAQ

Questions owners and investors ask

What types of properties do you finance?

Retail, office, mixed-use, multifamily with five or more units, industrial and warehouse, restaurants, gas stations and convenience stores, medical, and other commercial property. Special-use properties may need extra review, such as an environmental report.

Do I need tax returns?

Not always. For owner-occupied properties, where your business operates in the building, there are programs that don't require tax returns. Full-documentation options are available too, and often price better if your returns are strong.

How are investment properties qualified?

Investment properties can be qualified on the property's own rental income rather than your personal income, so there's no personal income check on those programs. Leases, rent roll, and operating expenses matter most.

Can you help me pay off a seller note or a bridge loan?

Yes. Bridge and payoff loans can retire a seller note, private loan, or maturing bank loan while you set up long-term financing. We'll ask how the loan will be repaid so we can match the right lender.

How long does it take to close?

It depends on the deal. Appraisal, title, and any environmental review drive the timeline. Your specialist will give you a realistic schedule up front, and we work back from any contract or maturity date you have.

Does it cost anything to see my options?

No. There's no cost to complete the questionnaire or review your options, and no documents are needed to start. Any loan costs are disclosed by the lender before you accept an offer.

Tell us about your deal

Five minutes, no documents, and a LendNav specialist who comes back with real options.

LendNav LLC is a lending marketplace and does not itself extend credit. All loans are made by third-party lenders and are subject to underwriting approval, verification, appraisal, title and environmental review, and program eligibility. Programs, terms, and documentation requirements vary by lender, property type, and state, may change without notice, and are not available in all areas. Checking your options uses a soft credit inquiry where available; a lender may request a hard inquiry if you proceed with an application.
